Being asked by JW to write about the South Florida Real Estate market offered me a unique opportunity to reflect on my life. Leaving Caracas 13 years ago to come to Aventura, it seems I was somewhat of a pioneer. Today, due to varied circumstances, we are blessed to have many family and friends living here.
Things were quite different back then. Interest rates were higher and property prices were lower. Much of the beautiful skyline of Aventura, Sunny Isles, Golden Beach and even Hollywood, did not exist.
I immediately fell in love with the Real Estate industry, with the art of the deal, the architecture, the ability to help families find homes or to help others build a real estate investment portfolio. I have had the privilege of working side by side with many of the areas’ developers. My education in architecture and interior design only fueled the level of my passion. I slowly began building my reputation by going above and beyond, earning me the nickname “the facilitator.” Over the years, I built a network of attorneys and accountants that competently facilitated complex transactions for foreign nationals. Today, I am very proud of my repeat clients and the steady stream of referrals that come from satisfied buyers, sellers and investors, making my American Dream story a success story.
As for the market, fast forward to 2013, and the memories of 2010, the empty buildings and abandoned projects, while fresh in many people’s minds, seem to be gone. The appetite for new construction is insatiable. Key properties in Aventura, Golden Beach, Sunny Isles and Bal Harbour are scooped up the moment they are listed.
South Florida has always had a consistent base of buyers, whether local or foreign. As the global situation becomes more volatile, foreign buyers look to South Florida as a safe harbor. On the flip side, as global economies strengthen, those same buyers have liquidity to buy.
Having been specifically asked by JW to advise readers on what are some of the hot properties on the market today, I share here a list of three of the hottest.
PORSCHE DESIGN TOWER AT SUNNY ISLES BEACH
Nearly sold-out, this project offers unparalleled lifestyle and technology to the privileged 132 families that will call the tower home. Private elevators will whisk you and your sports car at speeds of up to 600 feet per minute to your personal garage. Many units have a private pool and a summer kitchen as well. Choice units still remain, for now.
PRIVÉ AT WILLIAM’S ISLAND
As a home on South Florida’s last undeveloped private island, the last new construction on William’s Island is leaving no luxury untouched. With units ranging from 2500 square feet to over 5600 square feet, the project promises to be a big hit with buyers of all life-stages. All residences will feature private elevator entrances and expansive east/west water views from everywhere in your home.
ATLANTIC AT THE POINT AT AVENTURA
This is one of my favorite developments in Aventura. Consisting of three gated towers and private waterfront homes and two non-gated towers, this project has it all: great amenities, state of the art gym and a true sense of community. Very few non-occupied units are still available.
