WITH WELLNESS AS THE CORNERSTONE OF ITS DESIGN, A VERY FORWARD-THINKING REAL ESTATE DEVELOPMENT IS COMING TO AVENTURA, IN HOPES OF TRANSFORMING THE AREA INTO A WALKER’S PARADISE.

Healthy living is not a trend; it’s a necessity. Establishing a new approach to healthy living, Miami-based Integra Investments will develop Aventura ParkSquare, an        avant-garde project that puts wellness as the primary focus of its design. The mixed-use development, the first of its kind in Aventura, seeks to serve as a premier gathering place for social interaction, with rewarding benefits that promote a health-oriented, active community.

Within walking distance of Aventura Mall, the nearly 7.5-acre Aventura ParkSquare intends to stand out from the area’s traditional retail and residential offerings, many of which have defined the city for decades. Introducing a more metropolitan feel to the area, patrons will reap the rewarding health benefits of walking to shop, dine, live, work and play in what is proposed to become the central hub of Aventura.

Located on the corner of 2900 Waterways Boulevard and Northeast 207th Street, Aventura ParkSquare will boast a prime, central location close to Aventura Mall and Gulfstream Park, and will be in close proximity to Biscayne Boulevard and I-95, offering direct access to Miami and Fort Lauderdale. The project is slated for completion in early 2017 as stated on the Aventura ParkSquare website.

Designed by Zyscovich Architects, the project is setting out to be the epicenter of a “new” Aventura, based on its innovative design and lifestyle offering. Features that promote health include extra-wide 15-foot sidewalks for enhanced walkability, convenient open staircases throughout that support physical activity and less use of elevators, and the elimination of curbs for greater accessibility and connection to the project’s various components.

The project will encompass 55,000 square feet of retail space complete with upscale boutiques, fine dining, and restaurants with outdoor terraces. It will also include a flagship select-service hotel, a 131-unit luxury residential condo tower, a 100,000-square-foot Class A office building with outdoor event space, and a 45,000-square-foot modern wellness medical center with specialty healthcare tenants.

In April 2015, the Aventura ParkSquare developers announced that Icebox Cafe will be the first retail tenant. This will be the popular restaurant’s fifth location in the U.S and first
street-side restaurant outside of Miami Beach since 1998. Icebox Cafe was featured on The Oprah Winfrey Show in a special segment called “Best Cakes in America,” where its signature Coconut Buttercream cake and Chocolate Delight were showcased.

Icebox Cafe will be located on the corner of 207th Street and ParkSquare Boulevard, and will be comprised of 4,000 square feet with ample outdoor seating. Inspired by its flagship restaurant in the Sunset Harbour neighborhood of Miami Beach, the new Icebox Cafe will boast an open and airy dining space complete with high vaulted ceilings and large expansive windows offering an abundance of natural light. Distinct architectural details and warm, natural textures will be featured throughout to highlight Icebox Cafe’s sophisticated brand and Aventura ParkSquare’s health-oriented design.

Also joining the roster of premier restaurant options at Aventura ParkSquare will be a new restaurant concept, Angelo’s, which is sure to excite residents and the surrounding community.

Inspired by the Sunset Harbour neighborhood of Miami Beach, Aventura ParkSquare will be home to yoga gurus with the opening of Green Monkey, which will introduce a personal approach to living a balanced life through yoga classes, nutrition and wellness resources that serve the mind, body and spirit. Barry’s Bootcamp will also bring fitness to a heightened level when it opens a new location within the project, its first in Aventura.

A tree-lined interior main street will stretch two city blocks and serve as the intersection of all activity for the ground floor retail. Lush landscaping and large oak tree canopies as well as water elements and art installations will define the numerous green spaces.

Seeking to fashion a unique experience at this development, Integra Investments hired famed interior designer Steven G to do his magic. As a true “fit city,” the design of Aventura ParkSquare is centered on the principles of the Active Design Guidelines, a design manual published by the New York City Health Department intended to increase physical activity and combat obesity.

At the heart of Aventura ParkSquare will be its health and fitness programming, which will infuse the enriching benefits of exercise and wellness into everyday life. With everything from community yoga classes and group meditation to bustling boot camps and even a dog park, the common areas will be utilized to inspire a healthy state of mind and body, and unite like-minded wellness enthusiasts.

Be it for America’s great baby boomer generation or the young urban professionals that seek life/work balance in their everyday living, Aventura ParkSquare seems to be right on target for them and for all the wellness-conscious citizens of today.
